How to clean persistent cat urine odor from a rug?

About a month ago, a neighborhood cat got into our house and "tagged" the living room carpet. Since then we’ve tried cleaning it with carpet cleaner, various cleansers, sprayed it with Fabreze (which has worked well with our own cat and dog accidents) and even had it professionally cleaned. But the smell persists, and it’s especially bothersome now as we’re trying to sell our house. Any solutions that have worked for you? Thanks.
